What the repair process reveals
A leak repair is an investigation.
Tile roofs can hide problems in the underlayment, deck, and flashing. Opening the affected area lets the condition be inspected directly before the assembly is rebuilt.
Step 1
Trace the moisture from below
Attic staining and deck condition help narrow the likely entry area before the roof is opened.
Step 2
Expose the hidden deterioration
Removing tile and underlayment reveals the actual condition of the deck and surrounding materials.
Step 3
Open the affected roof area
The suspect section is opened far enough to inspect sound material around the damaged area.
Step 4
Repair the roof deck
Deteriorated decking is removed and patched before the waterproofing layers are rebuilt.
Step 5
Rebuild the flashing detail
New flashing is integrated where roof planes and water paths require controlled drainage.
Step 6
Restore the waterproofing layer
Underlayment and waterproofing are rebuilt over the repaired deck and flashing.
Finished repair
